An investor transferred AED 1.2 million to an acquaintance 'to buy two units and split the profit'. The units were never registered in his name. The acquaintance now says the money was a loan, already repaid in kind.A representative scene, not a reported case.
01Real Estate Joint Venture Disputes
A joint venture combines capital, land, licence or expertise. Disputes arise on contributions, control, profit, exit and what counts as a breach.
Whether there is a written joint venture agreement or an informal arrangement, we reconstruct the terms from the transfers, messages and conduct. The legal character matters: partnership, agency, loan or investment each gives different rights.
02Property Investment Capital Recovery
Where an investor wants their capital back, the claim might be framed as refund for failure of purpose, loan repayment, unjust enrichment or breach of contract.
The framing follows the evidence. We prepare a schedule of every transfer, link it to the purpose stated at the time and send a formal demand. Before filing, we also look at whether the counterparty has assets, because recovery depends on enforcement. See commercial debt recovery.

WhatsApp us03Property Investment Profit Disputes
Profit disputes concern whether profit was made, how it is calculated and how it is split. Without accounts, the claim is hard to quantify.
A court can order an accounting expert to examine the transactions. We prepare the questions and the document requests so that the report answers the issues that matter.
04Real Estate Brokerage Commission Disputes
A broker's commission claim needs a valid brokerage relationship, an introduction or deal that caused the transaction, and proof of the agreed rate. Dubai regulates brokers, so a broker's registration and permits are also relevant.
For the broker, the evidence is the brokerage agreement, listing and viewing records and messages. For the client, we examine whether the broker was licensed, who actually introduced the buyer and whether the transaction completed.
05Property Broker Misrepresentation Claims
A client who relied on a broker's false statement about the property, price, rental yield or developer may claim damages, and in some cases may complain to the regulator.
The proof is in the messages, brochures and valuation statements. Keep them. We evaluate whether the statement was a fact or an opinion and what the client could have verified.
